Tyler's 92-acre Parkside development, located on South Broadway across from The Village at Cumberland Park, is set to open in phases, with current construction primarily focused on its northern section. Developers announced on September 5 that the expansive project is designed as a destination where people can move between shopping, dining, entertainment, and green spaces without relying solely on their cars.

The entire 92-acre development will not open all at once. Instead, Parkside will be divided into Parkside North and Parkside South by Centennial Drive. Construction is currently underway on the North side, while the South side is planned around a winding creek, an existing tree canopy, and substantial green spaces. The long-term vision for Parkside South includes walking trails and a direct connection to Faulkner Park. This phased approach also supports plans to extend Centennial Parkway across Broadway, serving as a northern entrance to the development.

Developers emphasized the role of the natural landscape in the project's design. The Genecov Group, which acquired the property in 2022, engaged a landscape architect before construction began to integrate existing features, particularly the creek that runs through the property and borders Faulkner Park. The goal is to create an environment that encourages people to "hang around" and enjoy the various amenities.

Significant infrastructure work is preceding the construction of buildings and public spaces. Developers have undertaken a process of reshaping the land to accommodate future roads, structures, and public areas, while also ensuring proper water flow. This extensive effort has involved excavating, moving, and placing more than 192,000 cubic yards of dirt. Key infrastructure, including new roads, power systems, and sewer lines, is also under construction. While much of this foundational work occurs beneath the surface and is not immediately visible to those driving by, it is essential for the project's progression.

Parkside is slated to feature a variety of shopping, dining, and entertainment options, alongside community gathering areas. While businesses have expressed interest in the development, specific retailers and restaurants will not be announced until agreements are finalized. Public response has been mixed, with many residents expressing excitement for the project, while others voice concerns about preserving natural landscapes and specific retail requests. Developers indicate that the project's scale requires considerable time for its full realization.
